There are no application, referencing, tenancy preparation, renewal, inventory or check-out fees for tenancies covered by the Tenant Fees Act 2019.
Holding deposit — One weeks rent
Payable per tenancy, not per applicant. Refundable subject to the statutory rules. Please read our Holding Deposit Agreement before making payment.
Tenancy deposit — Annual rent below £50,000
Equivalent to five weeks rent.
Tenancy deposit — Annual rent from £50,000 to £100,000 inclusive
Equivalent to six weeks' rent.
Tenant-requested changes — £50 per agreed change
For an agreed amendment to an existing tenancy, including a change of tenant.
Late rent — Interest at three percentage points above the Bank of England base rate
Applies where rent is at least 14 days overdue. Interest is calculated daily at this annual rate on the outstanding rent.
Lost keys or security devices — Reasonable replacement costs
The reasonable costs actually incurred, supported by written evidence.
Late-rent and lost-key charges apply only where included in the tenancy agreement.
For monthly assured periodic tenancies, no more than one month's rent is payable before the tenancy starts, and only after both parties have signed the agreement.
The following charges apply only to agreements outside the Tenant Fees Act 2019. They do not apply to ordinary assured periodic tenancies.

Check-out — Independent inventory clerks charge
Typical charges are £120 for a one-bedroom property, £140 for two bedrooms, £160 for three bedrooms and £170 for four bedrooms. The charge depends on the property and its furnishings, and we will confirm it in advance.
